1. Never pay from a listing alone

Do not send a deposit, reservation fee, rent, purchase money, cryptocurrency, gift card, or transfer because someone sent payment instructions through a listing, email, or messaging app.

2. Verify the people and property

  • Confirm the agent's or representative's identity and authority using an independently sourced contact method.
  • Request a live video tour or in-person viewing and compare the property with the listing.
  • Verify ownership, title, authority to lease or sell, and material documents through qualified local professionals.
  • Treat urgency, secrecy, below-market pricing, changed bank details, and refusal to meet as warning signs.

3. Viewings

  • Tell someone where you are going and who you are meeting.
  • Meet during daylight where possible and use controlled community access procedures.
  • Do not bring large amounts of cash or original identity documents to a first viewing.
  • Leave immediately and contact local authorities if you feel threatened or unsafe.

4. Contracts and funds

Use written agreements and independently selected legal, notarial, banking, escrow, or property-management professionals appropriate to the transaction. Confirm payment instructions through a second trusted channel before every transfer.

5. Reporting

Stop communication and preserve messages, listing URLs, names, numbers, documents, and payment instructions if fraud is suspected. Report the matter to the platform, your bank or payment provider, and appropriate local authorities. noma is not an emergency service.
